Below are five reasons why proper sanitation of water purifiers or dispensers combined with best practices in the day-to-day usage and effective installation by trained personnel is important to have healthy water:

Avoiding unhealthy water

Although DEIAX-AQUOS^® products are selected and designed to ensure the maximum level of cleanliness and hygiene, no water cooler or purifier is exempt from requiring sanitisation. Contaminants in and around your cooler or purifier system are unavoidable and need to be dealt with periodically. Using our sanitisation kit every six 6 months (at minimum every 12 months) or contracting our preventive maintenance service; will keep your water supply fresh and ensure dispenser points are hygienic and microbes free.

Common problems:

Over the years at DEIAX-AQUOS^® we have learned that contamination of microbes in your drinking water can come from the different areas. The most common are:

1. Poor practice in the process of installation: for example, when technicians are not washing their hands before an installation and they touch the critical areas or connections where water travels; certainly you have a risk of cross contamination.
2. Residents or employees touch with their hands the taps or faucets resulting in reverse cross contamination. It is always recommended to try to avoid touching the tap or the faucet with your hands. If you must, very important to properly wash your hands before you perform the task. We also recommend periodically sanitise the external and internal part of the tap or faucet.
3. Drainage connection not properly installed with an air gap, which result in contact with sewage water and having reverse contamination from the drainage piping into the water purifier or dispenser.
4. Incoming water poor disinfection due to poor chlorine dosing from the municipal water company, resulting on feeding water contaminated with microorganism such as bacteria. Sometimes this can be punctual, but it can be enough to compromise your equipment.
5. Cross contamination of the water while doing construction at the building and touching the water pipes. For example, we have found cases where residents installed a water softener, and in the process of installation they suffered bacteria contamination.

Maintaining workplace standards

A poorly maintained water cooler or dispenser isn’t only something that leads to unhealthy water – it’s also damaging to the overall office or home environment and the image of your organisation if you aren’t striving to maintain high standards of cleanliness and hygiene. Both employees and visiting clients may not hold your organisation in particularly high regard if areas of your workplace are not clean.

In addition, best practice such as spraying our Sterizin^® (or other food grade disinfectant spray) to the dispenser and the tap area or faucet, are regular habits that will prevent the growth of bacteria in your machines.

Prevent maintenance problems

Any machine that isn’t properly tended to will eventually fall into a state of disrepair. This will lead it to cease functioning to its full ability and could eventually lead to permanent damage. Our sanitisation kit or our preventive maintenance program can help prevent blockages and build-ups in certain areas that may end up causing permanent damage. In such cases you may be required to purchase new parts or bring in professional help to get the problem fixed properly if you neglect your cooler system for too long.

Simple to use – do it yourself!

You don’t need to be an expert to get the most out of our sanitisation kit. Specific instructions on how to use each piece of equipment are very easy to follow and you aren’t required to perform any complex engineering or maintenance tasks. The water from the wells is not municipal water, it comes from a private source, it is not regulated or treated. For these reasons, it is very important to take the correct steps to determine if the water is drinkable and of a good enough quality to consume it daily.

Wells are complex as the composition of the water in the well changes over time. We have been able to verify that, on occasions, one well has a composition and another well 100 meters away has a totally different composition. Even consuming water from a well can be dangerous. For example, they can have high levels of nitrates (derived from the fertilizers that farmers use and have filtrated into the well), heavy metals, bacteria such as E-Coli or Coliforms (they can be treated with ultraviolet (see UV section) or chlorine to disinfect), high levels of chlorides, sulfates and high alkalinity that make the water unusable or highly corrosive. Another very common problem that we see in the wells of Mallorca is a high hardness of the water, which generates problems for the installations of the houses due to the accumulation of lime.

It is important to point out that to get advice (see our section about wells and fincas) from an expert team with experience in well water treatment and technical capacity; It is essential to assess whether your well water is drinkable or if it can be treated to make it consumable. Knowing how to do the correct analytics with a capable laboratory and a professional team in chemistry, interpreting the analytics, knowing the legal regulations, and based on that information design a technical solution for water treatment and filtration is essential. All these points are important so that you can consume the water from your well either for hygiene and cleaning purposes or even for human consumption (drink it daily).

Water purifiers – osmosis machines and water filters: from these machines you drink water; therefore, from a security standpoint, they are top priority. Non appropriate maintenance can lead to poor water quality and what is more concerning, bacteria build up, which could make you sick.

DEIAX-AQUOS^® recommends servicing these machines every six months combined with a water analysis to ensure that the water parameters are satisfactory. Usually the first 6 months service, is a lighter service where you may have to change some consumables (each model is different) depending on the water quality where you live and the number of litters you drank. Then on the annual service, you run a deeper service. You change the required consumables, and we recommend you run a sanitation procedure to disinfect the water circuit. This is extra important for units having a water tank or in areas where there is no chloring (i.e., private wells).

Water softener: they also require maintenance, but they tend to be less time consuming. The common maintenance procedure on water softeners is to measure the hardness of the water, reprogram the hardness (hardness changes all the time) on your water softener (unless you have a fully automatic system like a Judo) clean or replace the pre-sediment filter (depending which filter type you have) and if needed wash the salt tank. This last one is important because otherwise, the salt, in particular poor-quality salt, can create a salt plaque formation, preventing salt from dissolving with water properly.

We like to emphasize the importance of good quality salt. We have learned through the years, that when you purchase poor quality salt, it not only cost you more (dissolves much faster) but also, the water softener is not operating properly. Ideally you want to have premium vacuum tablet salt that dissolves homogeneous over time to ensure the right mixture of water and sodium for an effective regeneration of the water softener.

UV lights & Dispensers: for these appliances we recommend an annual service. UV lights once a year you change the light bulb to ensure that the ultraviolet energy beam, is strong enough to sterilize the microbes and bacteria. During this procedure we also clean the quartz chamber. This procedure has to be done with latex gloves and avoid touching the inner chamber of the UV light.

Water dispensers, usually filtrated water of high-quality runs through them; therefore, they required service once a year to run a special sanitation procedure with hydrogen peroxide, which is a disinfectant. In some cases, if you have been running hard water, you may have lime build up (in particular in the HOT versions, minerals precipitate), which results on poor functioning of the unit. In those cases, a special descaling procedure is required.

To conclude, DEIAX-AQUOS^® recommends that maintenance procedures are perform by qualified and certified personnel who know your equipment. Proper maintenance will ensure your safety, will save you money and you will avoid unpleasant surprises with machines breaking down. All these will result on your peace of mind.

1. Source: the water has to come from somewhere. Often, it comes from surface water like lakes, rivers and reservoirs. But it doesn’t have to. Groundwater can also be pumped up via wells. In Mallorca the main reservoirs are Gorg Blau and Cúber. We also have 3 main natural springs of water, which are Font de la Vila, Font de Mestre Pere and Font D´en Baster. Moreover, we also need the support from the Son Tugores water purification plant (industrial reverse osmosis technology) and the IDAM Bahia de Palma desalination plant to make  fresh water from the Mediterranean sea.

2. Treatment: because water taken from open bodies may contain harmful microorganisms, it has to be treated before it reaches us in our homes. This process can involve a lot of steps. Typical surface water treatment involves chemical coagulation, filtration and disinfection. In Mallorca this service is done by private and state companies. In Palma it is Emaya and in Calvia we have companies like Hidrobal and Aterca.

3. Distribution: after treatment and sufficient disinfection, the water is sent out via a pressurised system of lifts to the areas in the city where it is needed. A disinfectant residual must be maintained at all parts of the system. The disinfectant used in Mallorca is Chlorine, which is compliance with the Spanish law and the EU regulation RD 140/2003. 

4. Storage: these stations pump the water to your homes and business, then after being distributed, the water is stored in water towers before it is used. Water towers use gravity to make sure we have the water when and where we need it. In Mallorca, towers are not so common and stations pumping water much more common.

5. Use: we do it every day. We take showers, brush our teeth, water our lawns, clean our clothes and drink water. In Mallorca due to the tourism and 2nd residency homes, during the high season, the consumption of the water. During these periods, very frequently Mallorca has to produce water from the desalination plant, which has a very high economic and environmental cost.

6. Collection: water leaves our homes by going down our drains and toilets. Sewer systems collect and convey the wastewater from our homes and businesses to wastewater treatment plants.

7. Treatment: because the water quality is reduced by usage, and because it has to be put back into the hydrologic cycle,  it has to be treated. This is done through a variety of biological and chemical processes.

8. Discharge: once the treated water (effluent) has been cleaned to regulatory standards, it is discharged back into the environment. When it gets back to the environment, the cycle starts again.

We can classify water into three different categories according to its quality and type of application: water for irrigation, for hygiene and cleaning at home and drinking water which requires the highest level of quality and safety. Fresh, clean water used for cooking and drinking.

Unfortunately, in the Balearic Islands, the quality of municipal water (or wells) does not have the quality or the security necessary for it to be drunk safely and healthily without any treatment. In general, when we analyze the water, we find hardness’s above 20 degrees German dH and more than 350 TDS (total dissolved particles). Even in the wells, we have found bacteria such as Coliforms and E. coli among others, which can be harmful to your health. This is the reason why so many houses and offices in the Balearic Islands buy bottled water, solutions in carafes or, in recent years, filtration solutions such as reverse osmosis, filter systems or other cutting-edge solutions such as Superior Osmosis de Bluewater, Swedish technology.

Filtration solutions are gaining popularity. Now, it is important that these solutions are ultra-filtration due to the poor quality of the water in the Balearic Islands. In other places, such as Madrid, basic filter-only solutions may be sufficient, but unfortunately in the Balearic Islands they are not. We, DEIAX-AQUOS^®, have analyzed well-known filtration systems, such as the Pentair Everpure or Britta filters (which we sale) , with state-of-the-art photometric analysis equipment, and we can conclude that they do not remove heavy metals, pesticides, chlorine, or residual drugs in the water, among others. They improve the water but the problem is that the incoming water in Mallorca is way too bad! Just filtration is not enough.

We are of the opinion that the safest, highest quality and most sustainable solutions are those with filtration-purification systems that have a sediment + active carbon pre-filtration to eliminate bad tastes and, finally, an ultra-filtration through a membrane. If it’s Superior Osmosis from Bluewater, made in Sweden even better, the best quality and premium purification levels (see video).

It is also interesting and advisable to re-mineralize the filtered-purified water, so that it regains the properties of minerals, a balanced PH and texture, but always in a controlled way since in excess it could cause problems such as kidney stones, among others.
Even if you want maximum safety, you can disinfect the water with ultraviolet type solutions. These are very important in vacation homes, where the equipment is without water consumption for long periods (more than 1 month). If the water does not circulate through the pipes, over time, it can promote the growth of bacteria. We must remember that filtration equipment removes chlorine, which is a disinfectant chemical that companies like the local municipal water company, EMAYA in Palma, Hidrobal in Calvià add to disinfect water (chlorine is an effective chemical to disinfect).
